Welcome to Karsons Keys! I wanted to take a moment to introduce myself and my team. We are entirely local, born and raised right here in Worcester County. Our love for family, neighbors, and the beach inspired me (Kim) to enter the real estate world back in 2004. My passion for travel, fun, and creating memories led me to become a rental agent.

After working for larger companies until October 2023, I decided to take a leap of faith and venture out on my own. I’ve noticed that many rental companies have increasingly prioritized profit over customer service. The difficulties I observed both owners and renters endure were distressing. They often felt like just a number rather than a valued client, and I couldn’t be a part of that any longer.

My dad always taught me that the only thing in life that is free is your reputation. It takes a lifetime to build a good one, but only a moment to ruin it! This lesson has always resonated with me, and thus Karsons Keys was born. Competing with well-established companies and franchises has been daunting at times. It can be frustrating to pour 200% of your energy into serving owners, only to see them choose a more popular company, often under false assumptions about their bottom line benefits.

We utilize the same software and pricing tools as the larger companies do. However, the key difference is that we meticulously monitor our pricing weekly during the off-season and daily in the summer to maximize your income and property exposure. When it comes to vacationers, this is where we genuinely excel. We ensure that our units are not only ready but also impeccably clean, and we maintain clear communication with vacationers about our expectations and theirs.

We strive to collaborate with them on any special requests. Even if we can’t meet every need, we give it our all! We want to ensure these vacationers return, and we also want to be the kind of company our neighbors appreciate. Living and loving this town, we recognize that the last thing we want as a rental company is to have disruptive renters negatively affecting other properties.

Our lease and house rules are explicit: should a complaint arise and prompt a call to law enforcement or myself, immediate eviction with no refund will occur. However, I once visited a  property at 1:30 a.m. to address noisy tenants on the patio. Instead of evicting them, I chose to have a conversation, as they were nice, sober, and respectful. This approach resulted in a 5.0-star review, and they expressed their gratitude! That’s what I call success!

So, when you’re looking for your next property manager, ask them if they would take the time to have a discussion with a renter in the early hours or how they would approach handling such situations. To many other companies, that may not constitute an emergency, but to us, it’s simply being a good neighbor.
