All guest must interested in reserving must sign both a rental agreement and a check in form. The rental agreement is the same as the house rules you will see in the listing and the check in form is letting us know names and ages of those staying at property along with uploading a license. House Manual
House & Condo Rules
1. Smoking is not allowed in this unit. This includes vape, cigars, cigarettes, medical marijuana, pipes, or any other form smoke.
2. No pets of any kind. If tenant has a service pet, they must submit proper documentation of such and will pay an additional cleaning fee of 100.00, a deposit of 300.00 cash that is refundable if home/condo is left in same condition as when they arrived.
3. People other than those registered as guest to home is allowed overnight. Having additional guest that is not registered with the reservation is grounds for eviction with no refund giving. The State of MD requires all names of tenants to be giving to rental agent for emergency purposes. Please disclose all names and ages.
4. All units are privately owned; the owners & management company are not responsible for any accidents, injuries or illness that occurs while on the premises or it’s facilities. The homeowners & PM are also not responsible for any loss of personal belongings or valuables. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premise.
5. Keep the property and furnishing in good order, all furniture in proper place. Do not move furniture for any reason as it may scratch or tear the flooring.
6. None of the gas fireplaces or natural wood burning fireplaces are to be used at any time! Only electric fireplaces can be used in off season!
7. Only use appliances for their intended use. Damage or destruction of appliances will be considered a civil issue that the owner will seek to recover cost!
8. Parking – Each unit has specific parking rules and instructions. Please see agent for more details. Trailers are not allowed to be parked on any street in Ocean City, MD without a proper permit.
9. If parking or pool passes are required, loss of or damage is sole responsibility of renter. Please check the properties “house book” as soon as you check in to be sure all of them are there. If not immediately email Kim and let her know what is missing so you won’t be charged at check out. This should be done within 4 hours of check in.
10. Washer and dryers are for your use, however, please be sure to remove all sand from clothes, towels, etc. before putting them in the washer. If not, washers will clog, and we will have to contact a plumber. Renter will be charged an additional service fee with a min. of $95.00 & max to not exceed 300.00. This fee depends on time of call and if it is a holiday. If there is additional damage, this will be passed along to tenant so please be sure to remove all sand before putting in washers.
11. Condo’s/townhouses do not allow towels to hang off railings or grilling of any type on decks or walkways unless otherwise instructed.
12. No overnight guest other than those on reservation, loud parties, or noise. If cops or management is called with a valid complaint, tenants will be removed from property with NO REFUND!
13. ALL Guest MUST upload Government ID in order to reserve property OR check in at our office. You will not receive access instructions without it.
