Notes
When reserving your campground, please ensure it is within 25 miles of Berlin, MD. Popular options include Assateague Island, Frontier Town, Castaways, Island Resort, Fort Whaley, and Treasure Beach. Remember to mention that you are renting a 41 ft. 5th Wheel toy hauler, featuring two slides (one on each side) and 50 amp service. Once you have the reservation details, send them our way—we’ll contact the campground directly to ensure everything is set for delivery. If you have any questions, don’t hesitate to reach out! Beds –
Master bedroom at top of steps – Double bed
Loft bed located in living room area – sleeps 2 comfortably but can sleep 3
Toy hauler – 2 beds that raise up and down. Both are doubles but one is designed as a futon type bed that can also be used for a couch . Each bed sleeps 2.
Access
You will have full access to RV. Depending on site size & location, you may not be able to use the back patio or drop the garage door.
Transit
Frontier Town, Fort Whaley & Castaways (verify when reserving) offer busses to the boards and other areas. Please ask for specifics from Campground when reserving.
Interaction
At Karson’s Keys, we prioritize open communication with our guests to ensure you understand our expectations, check-in procedures, and any important information for your stay. We prefer to communicate via email or the platform for clarity. Your check-in details will be sent 48 hours (4:30 pm) before your arrival, provided all your documents are completed; please note that incomplete paperwork may delay your check-in. Additionally, when renting our RV, please share your arrival time, as we will have someone at the property to assist you in familiarizing yourself with the RV. WE ALSO RENT BIKES & CHAIRS FOR YOUR CONVENIENCES. Your host is always available for questions 8:30 a.m. – 5 pm. After hours please email for non emergencies. There is an after hours emergency contact during your stay. Please make sure this is for emergency purpose. If you are going to be checking in after our office closes, please make sure you have all of your check in information with you in order to access condo & for parking instructions. There is a cancellation fee of 99.00 for all cancellations made after 24 hours from reserving. Our cancellation policy is if cancelled 31 days prior, full refund. Anything from 30 days is 50% refunded. Campgrounds will have their own cancellation policies so please check with them!
Neighbourhood
Depending on campground you select, depends on what is close. Some of our favorites are Frontier Town water park, Assateague Island, Jolly Rogers, Baja go karts, Sea Rocket & boardwalk for the youngsters. For the adults, Berlin and hit the brewery’s there, Windmill Creek Winery, Sinepuxent Brewery & for crabs (please don’t eat inside) Elliott’s Seafood.
Space
Model 325PACK13 offers a spacious rear cargo area separate from the main living area for you to load and transport your favorite adventure toys! Use the rings provided to easily secure your load and once you arrive and the toys are removed set up the flip sofas and free standing table for a place to hang out. There is a side man door for easy access once the cargo ramp is closed. A loft bed is great for the kids or an extra guest to sleep above, and the half bath off the cargo is handy to keep all the dirt and grim outside the main living area where it belongs.
Enter the main living and kitchen area from the entry door outside, or from the cargo space next to the washer/dryer prepped space that includes an overhead TV mount. Inside this Cherokee Wolf Pack unit you will find a large slide out with sofa. Opposite enjoy a kitchen slide out featuring a three burner range with microwave oven, and refrigerator. There is also a counter peninsula with a double sink, and a large pantry for dry and canned goods.
Head up the steps in front to a master bedroom and complete bath. The bath is on the left at the top of the steps and includes a large corner angled shower, toilet, and sink. A second bath door leads into the front master bedroom for added convenience. Here you will enjoy a queen size bed, dual wardrobes, an overhead cabinet, and TV!

House & Condo Rules
1. No Smoking: Smoking of any kind—including cigarettes, cigars, pipes, vapes, and medical marijuana—is strictly prohibited inside the unit.
2. Pet Policy: We maintain a strict no-pet policy.
3. Registered Guests Only: For safety and compliance with State of Maryland regulations, only guests listed on the reservation are permitted overnight. Please disclose the names and ages of all guests. Unapproved extra guests are grounds for immediate eviction without a refund.
4. Liability Waiver: All units are privately owned. The homeowners and management company are not responsible for any accidents, injuries, illnesses, or loss of personal belongings/valuables while on the premises. By accepting this reservation, guests expressly assume the risk of any harm arising from their use of the property.
5. Furniture Care: Please keep the property and furnishings in good order. Do not move furniture for any reason, as it can easily scratch or tear the flooring.
6. Fireplaces: Gas and natural wood-burning fireplaces are strictly off-limits at all times. Only electric fireplaces may be used, and only during the off-season.
7. Appliance Use: Please use all appliances only for their intended purposes. Damage or destruction of appliances is considered a civil issue, and the owner will seek to recover repair or replacement costs.
8. Parking Rules & Fees: There is a $60 parking fee for your first car. A second car is $25 per day or $65 per week. Each unit has specific parking instructions (please see the agent for details). Trailers are not permitted on Ocean City streets without a proper permit.
9. Pool & Parking Passes: Loss or damage of required passes is the sole responsibility of the renter. Please check the property’s “house book” within 4 hours of check-in to ensure all passes are accounted for. If anything is missing, email Kim immediately so you are not charged upon checkout. Unreturned pool passes incur a $30 fee per pass (prices subject to change).
10. Washer & Dryer / Sand Warning: You are welcome to use the washer and dryer; however, you must thoroughly shake out all sand from clothes and towels before washing. Sand causes severe plumbing clogs. If a plumber is required due to sand blockages, a service fee of $95–$300 will be passed on to the guest (depending on the time of call/holidays).
11. Balcony & Walkway Etiquette: The condo association strictly prohibits hanging towels or clothing over railings, as well as grilling of any kind on decks or walkways, unless specifically instructed otherwise.
12. Noise & Parties: We ask that you respect our neighbors. No loud parties, excessive noise, or unregistered overnight guests. If the police or property management are called for a valid noise complaint, guests will be removed from the property with no refund.
13. ID Requirement: All guests must upload a valid Government ID in order to reserve the property and receive access instructions, or present it when checking in at our office.
